Why New Construction? Five Key Benefits to Buying a Brand New Home
Are you thinking of buying a new home in Alabama or the Florida Panhandle? The new home journey is an exciting time, but we also understand it is a big decision that often comes with a whirlwind of emotions – excitement, nervousness, uncertainty, just to name a few. New home construction is often uncharted territory for many homebuyers – leaving them looking for the pros and cons of building a new home vs. purchasing a resale home. Harris Doyle offers new construction homes in Birmingham, Auburn and Panama City Florida. Below, we have listed five key benefits of purchasing a new construction home and why it might be right for you.
1 . Personal Preferences
When buying new, you have the option to select floor plans that suit your tastes. At Harris Doyle, we offer over 6,700 design options, from flooring to lighting, to help build your new home exactly how you want it. We have many structural options you can choose to personalize your home. Choose from outdoor fireplaces, Grecian shower designs and sliding glass doors to name a few. Our design studio boasts hundreds of options to choose from to create the dream home you have always wanted.
Each community has its own set of covenants and restrictions. Many have an ARC (Architectural Review Committee) that review and approves the exterior placement, materials, and landscaping of your home. All of these items help protect the integrity of our communities and help them have a lasting legacy. Please contact the sales agent in your community of interest for specific covenants and restrictions.
2. Little Maintenance
New homes are built using cutting-edge building products that are engineered to require less care and maintenance, thus saving you money. A newly built home is likely to have a modern design, the most recent construction standards, and new appliances. You will not be moving into a house that has a to-do list of projects and repairs.
3. Warranty
A new home has a warranty that covers the structure and many electrical, plumbing and HVAC components so you don't have to worry about expensive repairs that are so common with a previously used home. In addition to the home warranty, most appliances and many other components come with warranties for extended periods.
4. Energy Efficiency
Today’s new home standards mean that energy savings are built right in. Walls, ceilings, and floors are all insulated, single-pane windows are a thing of the past and new appliances generally use less energy - saving you money! At Harris Doyle Homes, we make energy efficiency a priority by building all of our new homes under today’s stringent building codes, including Alabama’s newly adopted Statewide Energy Code.
5. Modern Conveniences
When building new you can select a floorplan that features all modern master bedroom suite amenities that you need. His and her closets? Check. Walk-in shower and tub? Check. Not a bathtub person? No worries, we can make your shower even bigger.
How Long Does It Take to Build a New Home?
Harris Doyle’s building process varies by each community and/or municipality, as each location has different requirements. On average, our lead times start at 120 days from the time a building permit is issued. Typically, the process will go faster if the home is further along when you make your purchase. This is the case with a spec home. Since you are purchasing the home further along in the process, you will have fewer inputs in design selections, etc. But it’s not uncommon for a home to take up to a year to be completed. That's a short time in comparison to how long you'll most likely be in your home, but it's a long time when all you want to do is settle in.
